Coldwell Banker Commercial® Announces Monthly Transactions

Parsippany, NJ (December 20, 2005) — Coldwell Banker Commercial®, one of the leading franchisers of commercial real estate brokerage firms, has announced the following affiliate transactions:

Arizona

  • Marcela Houser of Coldwell Banker Commercial NRT in Phoenix represented the seller of 7.6 acres of land in Apache Junction, Arizona. Jafco & Jafco and Overby sold the land for $1.21M to Simon Sangyup Sung, who was represented by Jim Kinkle of Remax. Plans for the parcel, which is located on Apache Junction and Lost Dutchman in Apache Junction, are either to build storage units or a retail center; the buyer has not yet decided.

California

  • John McKeown and Jonathan Wickwire of Coldwell Banker Commercial R.E.A.G. represented the Thompson Trust in its sale of an industrial building in Long Beach. Western Maritime Express purchased the 28,515 square foot building for $2.4M from the Trust. The buyers were represented by Chuck Brill of GVA Daum. 
  • Daniel W. Richards, president of Coldwell Banker Commercial Inland Empire, represented the buyer and seller of a 4.67 acre vacant land site located on Nevada Street between San Bernardino Avenue and Almond Avenue in Redlands, CA. The current citrus grove was sold for $6 per square foot for a total of $1,220,551. The buyer, Tom Ispas, is a local investor who plans on developing an industrial business park with small buildings both for sale and for lease. Ispas purchased the land from Steffani Walther and Frank Sohei. Coldwell Banker Commercial Inland Empire has been retained to assist in the entitlement and development of the project, as well as the disposition of the proposed buildings, which they expect to deliver in early 2007.

Florida

  • Skip McLearn and Robin Webb of Coldwell Banker Commercial NRT in Maitland represented MZJL Enterprises, Inc., in its sale of a fully remodeled Days Inn Hotel with an IHOP restaurant on site. MZJL sold the property for $3.48M to UT Investments, LLC. The property consists of 51,614 acres. The Days Inn is two stories and features 122 units, with amenities including a swimming pool and salon on site. The buyer was represented by Chita Collantes of Florida Sunshine Realty and Investment Corp.
  • Coldwell Banker Commercial Nicholson-Williams Realty in Jacksonville represented both parties in a land transaction involving 120 acres of land on Nursery Boulevard in Glen St. Mary. Lin Taber sold the land for $1.526M to David Shacter of Harmony Realty. Shacter plans to build a single family development on the property, which is zoned for two houses per acre. Henry Rogers of Nicholson-Williams represented Taber, while Butch Beard represented Shacter. 
  • Coldwell Banker Commercial Nicholson-Williams Realty represented both buyer and seller of a Kohl's located at East West Parkway and US Highway 17 in Orange Park. O'Connor sold the store to Florida Apple, LLC, for $1.1M. Scott Henley represented O'Connor in the transaction, while Tracy Ahearn and Vernon Jackson represented the buyers.
  • Coldwell Banker Commercial NRT in Boca Raton, represented Steven G. Schwartz in his purchase of a shell office complex, which will feature 6,821 rentable square feet of office property. The property, which was sold for $1,534,725, is currently under construction, with Don Sider as developer, who plans on adding amenities to the structure. Schwartz, who was represented by Ingrid Fulmer of Coldwell Banker Commercial in Boca Raton, purchased the property from Berkeley Development Corp., of which Don Sider is owner. Sider was self-represented in the transaction.
  • Tony Sisulu of Coldwell Banker Commercial NRT in Maitland represented U-Max, LLC, in its purchase of an 11,805 square foot medical office building in Kissimmee. U-Max purchased the East Oak Street building from John & Cleta Hartman and John & Kathleen Littell for $1,675M. The sellers were represented by Linda Goodwin-Nichols of Goodwin Realty & Associates, Inc. The all-brick constructed building with a tile roof was custom built in 1993 for a multiple physician practice. The upscale professional Complex is on a .23 acre site within two miles of the Osceola Regional Hospital and less than four miles from Florida Hospital.
  • Bernie Petreccia of Coldwell Banker Commercial NRT in Fort Lauderdale handled the sale of The LaLorraine complex, made up of 51,250 square feet of redevelopment land in the central beach area of Fort Lauderdale. The property, located four blocks from the ocean, will house 19 luxurious four-story town homes. It sold for $6,079,000 to an unnamed buyer.
  • Jeff Tanner of Coldwell Banker Commercial NRT in Orlando represented the buyer, New Hampshire One, LLC, a major building supply company, during its $1.150M purchase of a 47,000 square foot industrial facility on 6.4 acres in Orlando. The facility consists of three buildings, which include a 42,000 square foot warehouse and two smaller commercial buildings. The site’s location is near Princeton Street and US Highway 441 on W. New Hampshire Boulevard.

Missouri

Coldwell Banker Commercial CRA LLC, St. Louis:

  • Stephen Gwinnup, CCIM, of CBC CRA represented the buyer, Bonan Properties, LLC, in its purchase of an 8,000 square foot office building located at 7600 Forsyth Boulevard in Clayton, MO. IPX Exchange Services for Clayton Plaza, LLC, sold the building to Bonan for $2.275M. Kerry Klarfield acted as intermediary for IPX.
  • Joe Gunn and Carl Garber negotiated the lease of Hampton Village Shopping Center in St. Louis, a landmark shopping center in the city since 1955. Hampton Village Associates, LLC, leased the center for 10 years and four months to Brown Retail Group, d/b/a Supermarket of Shoes. The total cost is $1,073,142.60. In addition to offices, the complex houses JC Penney, B. Dalton, and Weight Watchers. Gunn and Garber represented Hampton Village Associates, while Joe Ciapciak of Pace Properties negotiated on behalf of the lessee, Brown Retail Group.

Nevada

Coldwell Banker Commercial ETN in Las Vegas:

  • E. Thomas Naseef and David Afromsky represented the seller, Christa Gruner, in the disposition of four free standing retail pads located at 6316-6356 S. Pecos Road in Las Vegas.  Gruner sold the pads for $7.875M to Douglas Boyd and Inyoung Boyd, who were represented by James Lopes. The retailers have not yet been determined, according to Lopes.
  • Larry Anweiler represented the buyer, Somchi Taevahitcharoen, in the sale of a 13,625 square foot retail center in Las Vegas that sits on .86 acres on 4101 Meadows Lane in Las Vegas. Charles and Penny Reese sold the center for $2.8M; the center features a JC Penney, Dillard’s, Macy’s and Sears. The sellers were represented by Doug Albright, Gary Bates and Greg Zimmer of Albright-Callister and Association.
  • David Afromsky represented BFB Enterprises, LLC, in its sale of a 12,071 square foot office building located at 7365 Prairie Falcon Drive in Las Vegas. Christa Gruner bought Building 6 for $2.325M; she was represented by Greg Zimer of Albright Callister.  The same parties were involved in the disposition and purchase of 7361 Prairie Falcon Road, Building 9. The office building, which features 11,150 square feet, was sold by BFB Enterprises to Gruner for $2.2M.
  • David Afromsky represented BFB Enterprises, LLC, in its sale of an office building located at 2460 Crimson Canyon Drive in Las Vegas. BFB sold the 10,387 square foot building to Jim Marchesi for $1,812,725. The buyer was represented by Greg Zimmer of Albright Callister.
  • James Lopez represented the buyer, Chris Howard, in a $1.242M office transaction. Howard purchased a 5,520 square foot building located at 9055 W. Post Road in Las Vegas from Kent Barry, who was represented by Coronado Sunset LLC.

Pennsylvania

  • Harvey F. Wimmer of Coldwell Banker Commercial NRT in Pittsburgh represented Blaine A. Roberts-Barr Ventures, LLC, in the purchase of a multifamily property in Rochester-Beaver County, PA. Robert G. Ferguson sold the property, which consists of 50 units, for $2.015M. Wimmer was contacted by an investor in 2004 who was looking to purchase apartments in Beaver County, and after reducing some undesirable units from the portfolio, closed the deal after 19 months of work.

South Carolina 

  • Coldwell Banker Commercial Atlantic International represented Portrait Homes-South Carolina, LLC, in its purchase of 6500 square feet of land on Red Bank Road in Goose Creek, SC. Hugh Duncan and Patsy Wofford sold the land for $1,000,030, which will be converted into 350 townhouses. The development will break ground in early 2006. Robert Reece of CBC International represented Portrait Homes in the transaction, while the sellers were represented by Ed Sparkman of Holcombe, Fair and Lane.

Tennessee

Coldwell Banker Commercial Wallace & Wallace Realtors, Knoxville:

  • Jim Moyers and Ron McElroy represented the seller in a $4.175M land sale. Shelby Industries, Inc., and Trust U/A/W.K. Russell Shelby sold the land to The Villages at Norris Lake, LLC. The land is located at Rainbow Resort in LaFollette.• Steve Goldman represented the seller in a $3.6M office transaction in Kentwood, MI. Goldman acted on behalf of The George Goldman Trust, which sold the single-tenant office building located at 4020 Sparks Drive Southeast to One Hundred Eleven, LLC, and a MI LLC. Bob Pliska of Property Services Group, Inc., represented the buyer. 
  • Steve Goldman represented 3M Enterprises during its purchase of a multifamily property in Knoxville. 3M bought the property for $3M from H&P Enterprises, LLC-Pamela Maudsley-Merrill.
  • Dick Bales and Jim Staley, CCIM, represented the seller, C3P Real Estate Equities II, LLC, in a $1.875 land sale. C3P sold the land, located at 105 W. Jackson in Knoxville, to Downtown Development, LLC.
  • Tim Duff represented the sellers, Doug and Deena Huber, in a $1.5M multifamily transaction. The Hubers sold the 60-unit apartment complex located on 4800 Scheel Road in North Knoxville to Christopher D. Tucker, who was represented by Pam Childs of Heath Shuler. The property sold within three months of going on the market.
  • Bart Mitchell represented the seller, Bobbie Pierce, in the disposition of a retail strip center located at 7501-7509 Chapman Highway in Knoxville. Pierce sold the center for $1,369,500 to John Moore, who was represented by Sevier Chapman, LLC.
  • Jim Moyers and Ron McElroy represented both parties in a $1.14M land sale in LaFollette. The Patricia L. Shockey Trust sold the land to Trimbach Properties, LP.
  • Dick Bales represented Donald E. Mitchell in a $1.1M land sale in Lenoir City. Mitchell sold the land to Charles A. Hale and Kimberly K. Hale.
  • Tim Duff represented the buyer, Crabtree Commons, LLC, in its purchase of land located at 437 and 445 Marilyn Lane in Alcoa. Crabtree Commons purchased the two lots, totaling 1.5 acres, for $1M, with plans to build a 15,000 square foot retail center.

Washington

  • Michael Jenkins and Derek Federinko of Coldwell Banker Commercial Jenkins-Bernhardt Associates in Vancouver represented both the buyers and sellers during the disposition of the Stonemill Retail Center in Vancouver. George and Elaine Killian sold the retail center, which has Papa John’s and Subway as tenants, to David and Linda Schudel, who purchased the 5,908 square foot property for $1,918,000.
