California
Coldwell Banker Commercial Lyle & Associates in Coachella
completed the sale of 7.91 acres of land on Dillon Road in Coachella.
Robet W. Young represented the sellers, Oasis 25 Partners, who sold the
land for $1.81M to Gordhan Patel, et.al., who were represented by Todd
Anthis of Americor, Inc. The land will be used for a sit down
restaurant and lmited service oriented hotel.
Florida
Coldwell Banker Commercial NRT, Maitland:
- Jeff Bornstein represented Samuel Ellis Lewis, who sold a 2.57 acre
retail corner at the northeast corner of SR 434 and US 17-92 for $2.8M
to Fifth Third Bank. The site, which was formerly a gas station, is
located at a high exposure intersection in Longwood and has access from
three roads. Fifth Third Bank, plans to develop the area as a bank
location. Margo Thomas of CB Richard Ellis handled negotiations
for Fifth Third Bank.
- Coldwell Banker Commercial NRT in Maitland represented both
buyer and seller in a land sale in Apopka. Jeff Bornstein, Tim Spencer
and Robin Webb handled negotiations for the seller, BP Products North
America, Inc., which sold 8.82 acres of industrial land on US 441 to
Orange Blossom Trail, LLC. Orange Blossom Trail, represented by Harry
Champ and Dennis Sargent of CBC NRT, purchased the land for $1.2M.
Orange Blossom Trail plans to develop the site with flex space
buildings. The property has 950 feet of frontage on US 441 and 540’ of
frontage on Oranale Way. The average daily traffic count is 33,000.
- Coldwell Banker Commercial NRT also handled negotiations for
the seller of a 28.7 acre tract of land located at 1907 Vick Road in
Apopka. Dean Fritchen represented Len J. Lester, who sold the land to
Rock Springs Estates, LLC, for $1.6M. Rock Springs was represented by
Udo Garbe of Fontenay Real Estate. Rock Springs plans to rezone the
agriculture-zoned site to develop it into residential housing. The
property consists of three parcels, two in Orange County and one in the
city of Apopka. The high and beautiful site is located next to Errroll
Estates at the corner of Vick Road and Lester Road in a path of road
progress.
Coldwell Banker Commercial Nicholson Williams Realty represented
both parties in an office transaction in Jacksonville. Colin Nicholson
represented the buyer, Barnhill DRS, LLOP, a Florida limited
partnership located in Jacksonville, in the purchase of an 11,400
square foot office building on Barnhill Drive in Jacksonville. The
sellers, Trivan, Inc., a Florida corporation located in Jacksonvill
Beach, were represented by Lita Cerni. The transaction was worth
$1.725M.
Missouri
Coldwell Banker Commercial CRA LLC handled the lease of a 10,626
square foot office in the Maryville Centre Building, located at 540
Maryville Centre Drive in St. Louis. Vicki Dolan, SIOR, of Coldwell
Banker Commercial CRA represented the lessee, Missouri Society of
Certified Public Accountants, in the deal. The lessor was Duke Realty
Limited Partnership, d/b/a Duke Realty of Indiana Limited
Partnership.The lease is worth $1,710,786. The terms were not
disclosed.
New Hampshire
Coldwell Banker Commercial Weeks Associates, located in Laconia, NH,
handled the sale of a 16 acre parcel of land in Concord, NH recently.
Tanguay Homes, LLC, purchased the land from the heirs of Clara J.
Cleveland for $2.5M. The sellers were represented by Stephen E. Weeks,
Jr., of CBC Weeks, while Tanguay Homes represented itself. The buyer
received a permit for an 80 unit luxury townhome condominium
development for people age 55 and older on the site, which is located
at 383 North State Street. Among the unique features will be an
elevator in each unit. Construction of the first 18 units will begin in
April 2006.
New York
Coldwell Banker Commercial Currier & Lazier, located in
Middletown, represented both buyer and seller of the historic Orange
Inn in Goshen, NY. The restaurant/tavern/inn, which was established in
1790, is zoned as an Inn, and was purchased by Caphma Corporation for
$1.3M from seller Luigi Kopiti. Lisa Brodsky of Coldwell Banker
Commercial Currier & Lazier handled the transaction for both Kopiti
and Caphma Corporation. The famed inn, located in the county seat of
Orange County, runs as a fully operating hotel, tavern and restaurant.
The hotel features 1,900 total square feet, and has 30 single and
two-room efficiency units, as well as a loft/penthouse apartment. The
tavern boasts a 100 seat banquet hall and formal dining room. There is
also a private parking lot on the premises.
