Coldwell Banker Commercial® Announces Monthly Transactions

Parsippany, NJ (June 20, 2006) — Coldwell Banker Commercial Affiliates, Inc., one of the leading franchisers of commercial real estate brokerage firms, has announced the following affiliate transactions:

Arizona

Coldwell Banker Commercial NRT in Phoenix:

John Brigham represented the sellers, Cornell and Donna Avram, in their sale of Paradise Gardens, a multifamily property located on West Elm Street in Phoenix. It is on a 1.23 acre lot with 25,414 square feet of rentable space. The Avrams sold the property for $2,040,000 to Guyran & Marbee Amirgham, who were represented by Chris Vodegal of Keller Williams. The 24 unit one and two-bedroom apartment community was built in 1964 and features a large courtyard, swimming pool, and block construction. It is within close proximity to I-17.

Coldwell Banker Commercial NRT represented both buyer and seller in an industrial transaction in Phoenix. Kent Greenwald brokered the sale for Brundage Mini Storage, LTD, which sold an industrial property for $1.4M to Christopher Borchard, who was represented by Dave Dixon and Pete Rich. The storage property, located at 3055 North 30th Avenue in Phoenix, features 285 units, has 43,425 square feet, and is made of concrete block.

Dave Dixon and Pete Rich represented both the buyer and seller of an industrial, single-tenant property on South Cottonwood in Tempe. Easter Seals of Arizona, Inc., sold the 6,395 square foot property to KPW Properties Inc. for $1.25M. The high-end office buildout is ready for move in and is located just south of Broadway and East of Loop 101.

California

Coldwell Banker Commercial G. R. Realty in Grass Valley handled both parties in a retail sale in Grass Valley.  Ricki Heck represented Northern CA Laborers Pension Trust, which sold a retail/office property that combined three buildings (retail on the ground floor, office upstairs) consisting of 38,690 square feet to The Svend Hansen Trust. The transaction was worth $4.595M.

Coldwell Banker Commercial Foothill Properties in Calimesa represented the buyer, Loma Linda University Medical Center, in its purchase of land located on Orange Ave in Redlands. Melodie Z. Scott sold the land to the Center for $2.5M. The Center was represented by Lon Mapes of Coldwell Banker Commercial Foothill Properties.

Two Coldwell Banker Commercial firms handled an industrial transaction in Vernon recently. Christopher J. Telles of Coldwell Banker Commercial Metropolis Real Estate represented the seller, Morley Kirk Trust, in its sale of a free standing industrial distribution building featuring 12,100 square feet on 43,995 square feet of land. The building was sold for $1.53M to H. K. International Enterprises, LLC, who were represented by Andy D. Huynh of Coldwell Banker Commercial George Realty.

Coldwell Banker Commercial C&C Properties in Redding handled the sale of land on Tarmac Road in Redding. Ken Miller represented the seller, GLC/LP Shasta View, LLC, which sold the land to the State Compensation Insurance Fund for $1.4M. Brad Chelf and Randall Yelverton of CB Richard Wellis and Headrick & Company represented the buyer, which plans on constructing an 80,000 square foot headquarters facility to serve the Northern California region.

Florida

Dean Saunders and Bill Merckel of Coldwell Banker Commercial Saunders Real Estate in Lakeland represented both sides in a 1,600 acre land transaction. The land, which was sold by the Partin Family Partnership for $25.5M, is located in Osceola County in Kissimmee. It f$25.5M, and will be used for a residential development. Dean Saunders of Coldwell Banker Commercial Saunders Real Estate in Lakeland represented the seller in a $2.65M industrial transaction. James Shinn sold 20 acres of vacant land on Township 28, Range 27E in Lake Alfred to Lake Marie, LLC, which was represented by Larry D. Silver of Silver Florida Properties.

Coldwell Banker Commercial NRT in Maitland:

  • Jeff Tanner and Jeff Bloom represented the buyer, Chef Concepts of Orlando, Ltd., in its purchase of a restaurant and cocktail lounge on Central Boulevard in Orlando. The buyers purchased the 14,914 square foot establishment for $3,105,130 from Post Apartment Homes, LP. Scott Cohen of Colliers Arnold represented the seller. There has been a restaurant in the space since the 1930s, when the building was the Cherry Plaza Hotel. No further plans have been announced. 
  • Jeff Tanner represented Winghouse of Lakeland, LLC, in its purchase of a former Chili’s restaurant located adjacent to the Alamo Plaza Shopping Center on S. Florida Ave in Lakeland. GE Capital Franchise Corporation sold the 4,175 square foot restaurant for $1M to Winghouse of Lakeland, LLC. The location will be a Winghouse Bar and Grill, a national chain restaurant. Improvements to the restaurant include a 674 square foot deck, repainting the building, and relocating 244 square feet of landscaping and the handicapped parking.
  • Cory Kroeger and Craig Duke represented the seller, Charles J. Frazee, in the sale of a 42,000 square foot industrial warehouse building on a 3.56 acre site that sold for $2.4M to Belbury Investment LLC. The buyer was represented by Heron Realty. Located in the Regency Industrial Park on Central Florida Parkway in Orlando, it convenient to Interstate 4 and the Greenway, and the Bee Line. The building was constructed in 1975 and has ample truck court and parking, concrete to 8’ and metal construction. The rear acre is approved for a 10,000-12,000 square foot addition.

Coldwell Banker Commercial NRT in Clearwater handed both parties in the sale of an industrial single tenant building on Starkey Road in Largo. Rudi Properties sold the building to Starkey Road Investment #1, LLC, for $1.115M. Bette F. Hayes and Bruce B. Veghte represented the buyer and seller.Michael E. Dreyer of Coldwell Banker Commercial Sun Land Realty of Florida, Inc., represented the seller of 18.47 acres of land on Sarno Road in Melbourne. Dictaphone Corporation sold the land for $2.625M to Eau Gallie Point LLC, which was self-represented. The buyer has not decided on plans for the land yet.

Illinois

Coldwell Banker Commercial Primus Realty in Oswego handled the sale of land on SEC Eldamain Road and US Route 34 in Yorkville. Jim Reinert, CCIM and Jim Finnegan, CCIM, represented the sellers, Old Second National Bank Trust, of the 871,200 square foot property; Main Street Commercial LLC purchased the land for $5M. The buyers were represented by Tim Tynan of Re/Max, and they plan on developing a retail center named Cobblestone South on the property.

Indiana

Andrew Gutwein of Coldwell Banker Commercial Realty Services in Lafayette represented both buyer and seller of 103 acres of land. The Sisters of St. Francis purchased 102 acres of land on S. Creasy Lane in Lafayette for $4.29M from Hatke. A new medical facility will be constructed on the property.

Nevada

Coldwell Banker Commercial ETN Real Estate Services:

  • Coldwell Banker Commercial ETN Real Estate Services in Las Vegas represented the seller, Horizon Crossings, LLC, in its sale of land adjacent to the U.S. Post Office on Horizon Ridge East of Amador in Henerson. Wayne Sant purchased the 3.36 acres for $2.5M; Sant was represented by Charles Creigh of New Market Commercial Real Estate Advisors. A city park is planned.
  • Sandra Naseef and Ed Bassford of Coldwell Banker Commercial ETN handled the sale South Pointe Plaza, a retail property located on S. Coronado Center Drive in Las Vegas. Indigo Joe’s purchased the 5,000 square foot property for $1,355,088 from the Donald J. Nicoli Rev. Living Trust.

Coldwell Banker Commercial Premier Brokers in Carson City represented both buyer and seller of a rare, two acre parcel in the middle of Carson, consisting of seven industrial units in two buildings on E. Fifth Street. Jerry and Cheryl Edlefsen sold the approximately 9,700 square foot industrial property to United Properties LLC, northern California’s largest family-owned equipment rental company. Andie Wilson of Coldwell Banker Commercial Premier Brokers handled the $1M transaction.

New Jersey

Coldwell Banker Commercial Feist & Feist in Roseland handled the sale of Cokesbury Corp. Center in Clinton recently. John H. Adams represented both the buyer and seller of the 15,000 square foot industrial property located off Route 22 West, which was sold to Automotive Restorations for $1.05M. The space will be used for restoration of classic and collectible cars.

New York

Coldwell Banker Commercial Meridian in Amherst handled the purchase of two 10,000 square foot medical buildings on Maple Road in Amherst. Eric C. Tudor and Patricia L. Collins represented Med Four, LLC, which purchased the buildings for $1.92M from Maple Road, LLC. The sellers were represented by David Schiller of NAI Pyramid Brokerage Company. The search began at the end of 2004, when a group of doctors were looking to expand their practice and own rather than lease. The first building is close to Millard Fillmore Suburban Hospital, which suits the practice, and the doctors will occupy 5,000 square feet and lease the other 5,000. The other building is full.

North Carolina

Mark J. Howe, CCIM, of Coldwell Banker Commercial TradeMark Properties in Raleigh represented the seller of 69 acres of residential land in Wake County in Raleigh. Whitefield Investments, LLC, sold the land for $4.295M to Buffaloe Forest, LLC, which plans on developing and building four-six units per acre homes. The buyer was represented by independent agent LeMarr Bunn.

Pennsylvania

Coldwell Banker Commercial Preferred in Conshohocken:

  • Rob Beach represented the buyer and John Mancini represented the seller of a freestanding, prior bank site to be developed into, and expanded $2,000 s/f for a wine and spirit shop. Alan Laken sold the property, located at 132 E. Butler Ave in Ambler, to Moreland Development for $1.3M.
  • John Mancini handled the sale of a three story, elevator serviced, multi-tenant property on North Franklin Street in Doylestown. Twain Association sold the 21,000 square foot building to J.M.C. Associates for $2.175M. Nancy Presti of Prudential Fox Ranch handled the transaction for the buyer.  The property is a free-standing office building with 15 tenants.
