Coldwell Banker Commercial® Announces Monthly Transactions

Parsippany, NJ (October 15, 2005) — Coldwell Banker Commercial®, one of the largest franchisers of commercial real estate brokerage firms, has announced the following affiliate transactions:      

Arizona

Coldwell Banker Commercial NRT in Phoenix:

  • Patti Gentry, Gee Gee Entz and Les Fletcher of the commercial real estate brokerage represented Gateway 230, which purchased 230 acres of vacant land adjacent to Williams Gateway Airport in Phoenix. Harris Cattle Company, represented by Mike Hanel of Grubb & Ellis, represented Harris Cattle, which sold the land for $14,949,000 to Gateway. Plans for the land have not yet been determined.
  • Coldwell Banker Commercial NRT represented Terrarpin Acquisitions, which bought 28.2 acres of land in Surprise, Arizona, on Parkview Place. Steven Schnitzer, John Bricham and Joseph Bash represented both Terrarpin, which purchased the land from MSB Interests LLC for $7.85M, and MSB Interests. MSB plans to develop the site into 480 condominiums. 
  • Kent Greenwald, Dave Dixon, Don Brigham and Eric Brown represented Voit Anthem Partners in the sale of Desert North Commerce Center II, a mixed use/retail/office center. The property, which consists of 48,332 square feet, was sold for $7.2M. This acquisition completes the Phelps 2003 purchase of Desert North Commerce Center I.
  • Pete Rich represented both the seller and buyer of a 2.6 parcel of land located at 1010 East Lemon Street in Tempe. The area, now vacant, was a mobile home park and multifamily/student housing, and sold for $2.375M. University Mobile Home Park LLC sold the area to Trillium Development LLC.
  • Sharon and Jackie Allen represented Elkanah and Gail Babcock in the sale of an apartment complex located at 4402 North 36th Street in Phoenix. The 31-unit complex was sold to Bertrand and Dorothy Baylin for $2.17M.
  • Don Shilkes represented Steve and Gloria Schnackeng, who sold an industrial property at 12445 West Glendale Avenue in Maricopa County, AZ, for $1,925,000, to Xchange Solutions.

California

  • Don King, SIOR, of Coldwell Banker Commercial North County Properties in Carlsbad, CA, and Adam Molnar, of Coldwell Banker Commercial Almar Real Estate Group, represented the buyer and seller of an 81,712 square foot corporate headquarters facility in Carlsbad. Molnar handled the transaction for the seller, DEI LLC, d/b/a Greene Properties, in the $16.7M sale, while King represented the buyer, Buffini & Company. The property is located at 5770 Armada Drive, and features an ocean view/coastal location.
  • Ryan E. Mele of Coldwell Banker Commercial Inland Empire represented the buyer of an industrial property located at 9215 Bally Court in Rancho Cucamonga. The facility, which sold for $1,143,000, is an approximately 12,700 square foot industrial building built in 1986. Mele represented the buyer, Gateway Fundraising, which intends to relocate and occupy the facility for use as its Southern California distribution center.

Florida

  • Coldwell Banker Commercial Nicholson-Williams Realty in Jacksonville represented the buyer of 330 acres of land in Kingsland, GA. Scott Henley handled the purchase for CLF Developments, which bought the land located at Laurel Island Parkway and N. Gross Road, for $4,450,000 from Wayne Chism.
  • Coldwell Banker Commercial NRT, based in Maitland, represented both buyer and seller in a $28.5M transaction recently John Ketteringham of NRT represented Valencia Lane Apartment, Ltd, which sold a 240 unit apartment complex to Valencia Conversions in Orlando. The buyer was represented by Stuart Cove of Coldwell Banker Residential. The complex, located at 8100 Claire Ann Drive, features 231,262 of square feet, and will be converted to condominiums.
  • Coldwell Banker Commercial NRT in Coral Gables represented both the buyer and seller of a 144 unit multifamily complex in Florida. Arbours Apartments of Panama City, Inc., represented by Joe Jegg of Coldwell Banker Commercial NRT, sold the property to Arbours Condominium LLC, for $8.6M. Connie Doumenis of Coldwell Banker Commercial NRT handled the transaction for the buyer. The property features 144 units on 103,530 square feet; the units feature 72 two bedrooms and 72 one bedrooms.
  • Scott Henley of Coldwell Banker Commercial Nicholson-Williams Realty in Jacksonville represented CLF Developments in the purchase of 330 acres of land on Laurel Island Parkway and North Gross Road in Kingsland, GA. CLF purchased the land from Wayne Chism for $4.45M.
  • Dan Corritore of Coldwell Banker Commercial Nicholson-Williams Realty represented B.B. Riverside Development, LLC, in its office purchase of 135 2nd Ave North in Jacksonville Beach. Riverside purchased the property for $1,160,000 from Heritage III, LTD. 

Hawaii

  • Gary Cook of Coldwell Banker Commercial Pacific Properties represented the buyer of a medical office condominium located at 1024 Piikoi Street in Honolulu. HDG, Inc., purchased the 4,663 square foot office property for $2.5M.

Missouri

  • Michael J. Wolken, SIOR, of Coldwell Banker Commercial CRA, LLC in St. Louis, represented the buyer, James C. Ochs, of a 5,700 square foot office located at 149 N. Meramec Avenue in St. Louis. William H. Erker sold the building for $1.295M to Ochs. Erker was represented by Commercial Alliance Partners and W.H. Erker Realty & Building. 
  • Michael J. Wolken was also the agent for Charles J. Cook, the trustee of the Charles J. Cook Trust, which purchased an industrial building located at 2342 Centerline Industrial in St. Louis. The 18,950 square foot building was sold for $1,042.532 by the Centerline Group, Inc. Centerline was represented by Arthur Katz of Lyndover Asset Management Company.   

Nebraska

  • Coldwell Banker Commercial World Group has announced that Tom Fenton, a market consultant with the commercial real estate brokerage, brokered the recent $1.1M sale of 12020 Emmet Street in Omaha. The approximately 9,000 square foot commercial building was formerly known as Quality Auto Care, owned by Kenneth Spausat. The premises will become Dingman's Collision Center, specializing in automotive body work. Dingman Investments, LLC, brokered the deal for the new Dingman's Collision Center. The center plans to open in October 2005.

Nevada

 

  • E. Thomas Naseef, CCIM and SIOR, of Coldwell Banker Commercial ETN in Las Vegas, NV, represented Fairfield Resort, Inc., in the lease of a 13,751 square foot office building. The lessor, AILP Limited Partnership, will lease Fairfield Resort the property for 55 months for an aggregate lease total of $1,622,480. The office building is located at 4000-4040 S. Eastern Ave in Las Vegas.
  • Larry Anweiler of Coldwell Banker Commercial ETN represented both the seller, Edwardo Piana Family Trust and Hector and Martha Iuele Family Trust, and buyer in the sale of a 33,800 square foot retail property. The property was purchased for $2.3M by Gary and Burt Goralnick, and is located at Long Beach Boulevard in South Gate, CA.

South Carolina

  • Coldwell Banker Commercial Atlantic International in North Charleston, SC, announced that Raymond J. Case represented the sellers in the disposition of 62 acres of land at Jenny Lind Street in North Charleston.  Porter Barron and Billy Barron, who were represented by Case, sold the land to Jennifer Grafton-Gore for $3,067,000. Grafton-Gore, who was privately represented in the transaction, plans on developing a mix of condominiums and single family homes.

Washington

  • Gordon Lewis of Coldwell Banker Commercial Bob Bernhardt Associates respresnted Will Aho Construction LLC in the sale of 5.75 acres of land located at NE 18th Street and NE 163rd Avenue in Vancouver. Plans are to construct a Russian church on the land, which was sold for $1.125M.

Ontario

  • Peter Benninger of Coldwell Banker Commercial Peter Benninger Realty respresented the buyer of a mixed use/commercial/residentail property located at 8-12 Water Street and 100-121 and 342-400 King Street West in Kitchener, Ontario. 2040799 Ontario Limited purchased the site, in the downtowncore at King Street West and Water Street, for $2.4M.
