Coldwell Banker Commercial® Announces Monthly Transactions Monday August 15th, 2005 Parsippany, NJ (August 15, 2005) — Coldwell Banker Commercial®, one of the largest franchisers of commercial real estate brokerage firms, has announced the following affiliate transactions:
Arizona
- Les Fletcher & Trey Fletcher of Coldwell Banker Commercial Metro LLC in Phoenix represented both the buyer and seller of 80 acres of land in Maricopa, AZ. National Realty Co. Inc sold the land to Pleasant Valley Investment LLC for $3,182,280.
California
- Daniel Richards of Coldwell Banker Commercial Inland Empire in Rancho Cucamonga represented both the buyer and seller of an industrial property located at 2115 W. Arrow Route in Upland. Gateway Fundraising sold the 10,291 square foot building for $1,540,740 to People United for Christ, Inc.
Florida
- Coldwell Banker Commercial Nicholson-Williams Realty, based in Jacksonville, handled the $35M sale of Sail Cove Apartment Complex, a 280 unit development on Gate Parkway in Jacksonville. Scott Henley of Coldwell Banker Commercial Nicholson-Williams represented both the buyer, Sail Cove Community, LTD, and seller, Sail Cove Apartments, LTD. The apartments will be converted to condominiums.
- Harry Champ and Dennis Sargent of Coldwell Banker Commercial NRT in Maitland represented the buyer, Park Plaza Holdings LLC, of a fully leased shopping center on 169 N. US Highway 17-92 in Longwood. Park Plaza purchased the 12,000 square foot retail strip center for $1.795M. Slenda Chan of Atlantic Realty and Investments Corp. negotiated for the seller, Hyon Investments, Inc.
- Harry Champ and Dennis Sargent of Coldwell Banker Commercial NRT in Maitland represented Thai Verandah, Inc., the seller of a retail property located at 7575 Universal Boulevard in Orlando. The 8,600 square foot property features a full service restaurant and bar, and was purchased for $2.5M by 7453 Universal Boulevard, LLC; representation through Carole Hayes of New World Realty, Inc. The building sits on a 1.66 acre site located along the I-Drive corridor in the tourism area of Orlando. It has a fully equipped kitchen, lakefront terrace seating, parking and a gift shop.
- Jeff Bloom of Coldwell Banker Commercial NRT in Maitland handled the sale of a central freestanding office building in downtown Orlando. Dongyu Publishing, Inc., sold the 7,941 sq. foot building for $1.3M to 118 E. Jefferson LLC; Karen Risciento of Quick Sale negotiated for the buyer. The three-story building, which sits on a 4,000 square foot site and is located one block from the courthouse, won the Gold Brick Award for Architectural Excellence and has 24 hour access security and a glass atrium.
Missouri
- Vicki Dolan, SIOR, and Bert Solomon of Coldwell Banker Commercial CRA LLC in St. Louis handled a property management assignment for an office building located at 40 West, 14567 N. Outer Forty in St. Louis. The building, which boasts 22,197 square feet, will be leased for 3 years by Century Tel Fiber Company II. Forty Partners #1 LLC was the lessor.
South Carolina
- Gary Roberts of Coldwell Banker Commercial Chicora Real Estate, based in Surfside Beach, SC, oversaw a $39.5M sale of 290 acres of the former Myrtle Beach Air Base. Roberts handled the transaction for both the seller, The Ross Family #4, LLC, and the buyer, Myrtle Beach Property Development, LLC. The land will become a mixed-use development consisting of several million square footage of multifamily and assisted living units, as well as retail and office space. The site is located adjacent to a 500-acre residential development by the Lennar Corporation and a $600 million urban village/town center currently being developed by McCaffery Interests. Both of those transactions were also brokered by Roberts.
Wisconsin
- Coldwell Banker Commercial Sveum Realtors, based in Madison, WI, represented the buyer of an office building located at 1011-1057 North Edge Train in Verona, WI. Glen Pretti of Coldwell Banker Commercial Sveum handled the transaction for Prairie Oaks, LLC, which purchased the 32,000 square foot building for $3.85M from Prairie Oaks Partners, LLC. Their representation was not disclosed.
Ontario
- Peter Benninger and Joe Benninger of Coldwell Banker Commercial Peter Benninger Realty in Ontario represented both sides of a lease transaction for an office located at 25 Frederick Street in Kitchener, Ontario. Lease terms for the office, which features 10,240 square footage of space, are for 13 years.
