Coldwell Banker Commercial® Announces Monthly Transactions Thursday September 15th, 2005 Parsippany, NJ (September 15, 2005) — Coldwell Banker Commercial®, one of the largest franchisers of commercial real estate brokerage firms, has announced the following affiliate transactions:
Arizona
Coldwell Banker Commercial Metro LLC, Arizona:
- Jackie Allen and Sharon Allen represented the seller of a 160-unit multifamily building located 8550 East McDowell Road in Scottsdale. Paradise Pines Apartments LLC purchased the two-story, garden style unit, built in 1985, for $12M from San Diego Medical Building LLC.
- John Brigham handled the sale of Mission Place Apartments, a recently renovated, 74 unit multifamily dwelling on 602 East Mission Lane in Phoenix. AGD Investments sold the property for $3,445,000 to Martin Valdivia, who was not represented. The building has 56,570 of square feet.
- Gee Gee Entz and Patti Boyd Gentry of Coldwell Banker Commercial represented Catholic Healthcare West, which purchased a 23,909 square foot office building located at 3200 North Central Ave in Phoenix. US Office Holdings sold the building for $3,244,152; they were represented by Don Mudd of Trammell Crow.
- Kent Greenwald handled both parties in the sale of a self-storage facility located at 2253 E. University in Mesa. Michael Ramsey purchased the 635-unit facility for $3M from Camelback Enterprises. The facility has a total of 58,738 square feet, and is protected by closed circuit video surveillance.
- John Brigham brokered the sale of a multi-family building located at 8111 W. Glendale in Glendale. The 44-unit building was sold by Mazen Sadat for $2,035,000 and purchased by the Swartz Family Trust.
- Don Shikles represented the Stears Family Trust, which sold a 17,350 square foot industrial building located at 22 East Buchanan Street in Phoenix. Joe Pinsonneasult bought the property for $1,650,000.
- Dave Dixon represented MS Leasing in the sale of a 14,500 square foot industrial property located at 21617 B. 9th Ave in Phoenix. Paola Tulliani purchased the building for $1.3M, and was represented by Renee Leach of Home Smart Realty.
California
- Coldwell Banker Commercial Almar Group's Ron Beck handled the sale of Winchester Marketplace, a 58,084 square foot retail center in Temecula, CA that features a Trader Joe's, Charles Schwab, Kinko's, Quiznos, Starbucks and U.S Federal Credit Union as key tenants. Essel Enterprises, LLC, purchased the center for $20.6M; Essel was represented by Dan Malcolm of Retail Properties Group. Built in 1999, the center sold at $354 per square foot and at a 5.9% cap rate.
- Don King, SIOR, of Coldwell Banker Commercial North County Properties in Carlsbad, and Adam Molnar, of Coldwell Banker Commercial Almar Real Estate Group, represented the buyer and seller of an 81,712 square foot corporate headquarters facility in Carlsbad. Molnar handled the transaction for the seller, DEI LLC, dba Greene Properties, in the $16.7M sale, while King represented the buyer, Buffini & Company. The property is located at 5770 Armada Drive, and features an ocean view/coastal location.
Colorado
- Jim Garber of Coldwell Banker Commercial Homeowners Realty, Inc., in Grand Junction, represented both parties in a lease transaction in Grand Junction. Garber leased the entire space of the final building in Grand Junction’s only power center for a Powerhouse Gym, a new fitness center brand that will operate in conjunction with the local HealthStyles Exercise Equipment operator. The aggregate lease income is slightly more than $3.3M The lessor was Kenwood Grove Properties.
Florida
- Coldwell Banker Commercial NRT in Maitland represented the seller in a $28.5M apartment transaction. John Ketteringham of NRT represented Valencia Lane Apartment, Ltd, which sold a 240 unit apartment complex to Valencia Conversions in Orlando. The buyer was represented by Stuart Cove of Coldwell Banker Residential. The complex, located at 8100 Claire Ann Drive, features 231,262 of square feet.
- Coldwell Banker Commercial Nicholson-Williams Realty in Jacksonville represented Dr. Kevin Neal and Dr. Mike Winter in the sale of 1.38 acres of land at Ponte Vedra Lakes Professional Park in Ponte Vedra. Kate Clifford represented the sellers in the $1M transaction.
- Dan Corritore of Coldwell Banker Commercial Nicholson-Williams Realty represented Heritage III in the sale of a 10,000 square foot office located at 135 2nd Ave North in Jacksonville Beach. The office sold for $1.1M.
- Coldwell Banker Commercial NRT in Coral Gables represented both the buyer and seller of a 144 unit multifamily complex in Florida. Arbours Apartments of Panama City, Inc., represented by Joe Jegg, sold the property to Arbours Condominium LLC, for $8.6M. The property features 144 units on 103,530 square feet.
Missouri
- Carl Concellor, SIOR, of Coldwell Banker Commercial CRA LLC in St. Louis, MO, represented the buyer of a recently constructed CVS Pharmacy located at 4715 Rice Mine Road in Tuscaloosa, AL. CSB 906, LLC, purchased the 13,013 square foot store for $3.43M from SCP 2004 LP and Staubach Capital, Inc.
Nevada
- Jim Lopes of Coldwell Banker Commercial ETN Real Estate Services in Las Vegas represented Warm Springs Partners, LLC, in the purchase of 2.09 acres of land in Las Vegas. Warm Springs Partners bought the land for $1.8M from Warmington Capital Partners, LP.
- Larry Anweiler of Coldwell Banker Commercial ETN in Las Vegas, NV, represented both the seller, Edwardo Piana Family Trust and Hector and Martha Iuele Family Trust, and buyer in the sale of a 33,800 square foot retail property. The property was purchased for $2.3M by Gary and Burt Goralnick, and is located at Long Beach Boulevard in South Gate, CA.
South Carolina
- Coldwell Banker Commercial Atlantic International announced that Raymond J. Case represented the sellers in the disposition of 62 acres of land at Jenny Lind Street in North Charleston. Porter Barron and Billy Barron, who were represented by Case, sold the land to Jennifer Grafton-Gore for $3,067,000. Grafton-Gore, who was privately represented in the transaction, plans on developing a mix of condominiums and single family homes.
Washington
- Gordon Lewis of Coldwell Banker Commercial Bob Bernhardt Associates in Vancouver, WA, represented Holt Holmes in the purchase of 144 acres of bare land located at the intersection of 100th street and NE 144th Ave. The buyer, a home builder in the area, plans to build residential subdivisions on the property, which was purchased for nearly $6.2M.
- Becky Potter of Coldwell Banker Commercial Bob Bernhardt Associates in Vancouver represented the buyer of a Big 5 retail store in Vancouver. The 7,500 square foot retail property was sold by Steve Calkins to Shasta Timber Family Limited Partnership for $1,720,360.
